There are millions of homes bought and sold every year, most of them with the help of a real estate agent. However, there is still a segment of the population that chooses to go it alone when it comes time to sell or buy a home. There are different reasons for this, many of which aren’t very good. Before we begin with the 6 Awful Reasons for Not Hiring a Real Estate Agent, if you are new to this channel, welcome. I am Kate Smith a local Hollywood Realtor with Kate Smith Group, Exp Realty.
So, what are some of the reasons why you might choose to buy or sell a property without the help of an agent?
1. To save some money. You might think you’re guaranteed to save yourself money by not hiring a real estate agent, but that’s not true. It’s very likely that it will cost you more money during the process of a real estate transaction if you lack knowledge.
2. Because you think you’re a great negotiator. You probably think you’re a great negotiator, and you might be, but understanding real estate, and what factors may affect price, are some of the things a real estate agent knows that can help with negotiation, and will get you a much better deal.
3. You read about a bad experience someone had buying and selling a home. This shouldn’t deter you from hiring an agent to guide you through the process, because you’re much more likely to find yourself in a similar nightmare scenario you read about, if you do it alone.
4. Because you saw a real estate show on HGTV. We all love real estate shows. It’s a lot of fun to watch a couple flip a home and make a $50,000 profit in less than 30 minutes. Don’t confuse television with reality. Hire someone with real life, world experience to help you along.
5. You think you’re the only one who knows how much your home is “really worth”. It’s natural to develop a sentimental attachment and appreciate all of the repairs, upgrades, and other special details that you know and love. But just because you believe your home should be priced a certain way, doesn’t mean that’s what the market will bear. Having a business-minded, detached approach to pricing and selling your home is critical to a successful real estate transaction.
6. Because… “How hard could it really be?” Some lessons in life are only learned through experience. Real estate agents know that conducting a real estate transaction can be a potential minefield if you’re not careful.

Buying New Construction Home - Do I Need An Agent? Is a Buyer’s Real Estate Agent is needed when purchasing a new construction or pre-construction home? Here are eight reasons why you should always have a REALTOR® as your own agent, especially when purchasing a new construction – pre-construction home:
1. Representation
The smiling, friendly sales agent at the model home represents the builder, but who will be representing you? They will be negotiating for their builder to ensure that the builder gets the most money for the home and you need someone who will negotiate just as aggressively on your behalf. Price is not the only point to be negotiated.
2. Contracts
Contracts can be very confusing documents and your real estate agent will make sure that you understand all aspects of the document.
3. Construction Quality-Builder Reputation
A good REALTOR® knows the builders in the area and can help to educate you on builder reputations and reviews so you can choose a quality builder for your dream home. Looking for the best builders in your neck of the woods? Give us a call, so that we can help you.
4. Muscle Power
Your agent will fight for you if issues arise during construction of a new home. Your agent will have far more pull with a builder than an individual will, because builders need to maintain their reputations with REALTORS®.
5. Comparison- Compare “Apples to Apples”
Your agent will ensure that you are comparing apples to apples. Many factors go into a new construction: energy efficiency, quality of flooring/counter tops, irrigation or sprinkler system, fencing, size of garage, what items are standard and which are upgrades and many more. Your real estate agent knows what questions to ask to ensure that you have sufficient information to compare builders.
6. Voice of Reason
Don't get swept up in the excitement of the sales pitch! Your real estate agent can make sure that you are informed enough to make sure that the home will really fit your needs. He or, she will look out for your best interests
7. Time Saver Time is money, and your agent can save you hours of leg work by coordinating all aspects of the home-buying process.
8. Price- Negotiations
Many buyers think they can pay less for a home if they don't use a REALTOR®. Actually, we know opposite to be true. Builders need the price of their homes to be consistent so that they will appraise for full value, allowing buyers to get mortgages. The real estate commission is built into the price of the home and a REALTOR® can, in fact, save you money by helping to eliminate the hidden costs with purchasing a home, as well as negotiate some added features.
9. Bonus Point- inspection!
Yes, although you will receive a brand new home, you should always bring your own home inspector. General contractors and builders may have great reputation, but what about the construction workers? An experienced inspector is trained to look for faults and defect, and you want these corrected before you move in. And, possibly other free upgrades maybe negotiated.

Is it safe to open Hollywood Beach and Hollywood Broadwalk? Watch this video and you decide
Hollywood Beach and Hollywood Broadwalk- Paradise found up until a few days ago.
Two and a half months of being closed due to the Coronavirus outbreak, Broward County officials opened beaches. I couldn’t wait to share with you all, this: Paradise found right here in Hollywood Beach.
Take it all in and enjoy this beauty that surrounds us. As I walk, this grabbed my attention, only after a day, of opening it the trash is back.
Are we ready to open Hollywood Beach and the Broadwalk? Obviously not! 2 and a half months of clean, pristine and un-polluted, here it is…..
As I continued to walk, I decided to stop and take pictures of the Beauty and the Beast and share with you as it filled me with sadness and huge disappointment. I also took pictures of these signs posted by the City, gentle reminders that “we are not alone” in the universe and on this planet – don’t litter.
Yes, friends, it is up to us, you and me to preserve this beauty and pass it on to our children, to grandchildren and on to their grandchildren, from our generation to the next and the next one.
This is our legacy, we are the custodians entrusted with preserving the nature around us.
So, what can we do? Surely you think “I am too small and insignificant to do big things, change the world and such”, right you are. But we can all begin with small, easy, baby steps and we can all begin now.
Here is what I will do: I will not litter. I will also post one sign every day of the week for many weeks, for many years. People may read and take notice. People may even share with other people.
Are you with me on this one? If so, let’s do this together, take a stand and say, “I shall not litter”.

Things To Do In Hollywood In June - What are the best things to do in Hollywood June 2020?
More than two months of being closed due to the coronavirus outbreak, Broward County officials opened beaches, commercial gyms and hotels, taking careful, gradual approach and baby-steps back to normality.
As I walk on the beach (Hollywood beach that is), I can’t help it but feel grateful and appreciative of where I live, my surroundings, lifestyle and most of all, activities deeply connected to nature. Now, more than ever I feel that we all need to take a closer look, re-examine and delight in all of these benefits the city of Hollywood offers that we take for granted. These great outdoors we have: the beach, the parks, the golf courses, tennis courts, swimming pools, boating, fishing, surfing, cycling, roller-blading or just walking and the al’ fresco dining all year round. All of these, that we could not enjoy for the last 2 and a half months, we now can.
With that said, parks and marinas reopened, attracting many joggers and cyclists, beaches are now open "for people to walk, jog, swim and fish, but sunbathing, chairs, canopies or coolers are not allowed."
Enjoy dining out in a much better setting, less traffic, less crowds and noise, more desirable and sophisticated. Check out and rediscover Hollywood Broadwalk and Down Town Hollywood.
And, speaking of nature, beach and things to do in Hollywood, it is time to mention that the sea turtles are back. With over seven miles of pristine beaches, the urge to return to Hollywood year after year is undeniable. Hollywood's North Beach is a designated sea turtle hatchery and a preserve has been developed to protect our special visitors. Don’t forget that we are in sea turtle-nesting season and Hollywood beach plays a major part in the sea turtles conservation and so can you.

Make sure to visit the Marine Environmental Education Center located at The Carpenter House Hollywood Beach Florida and meet Captain, the Sea Turtle. This is a wonderful learning experience for all and a chance to get involved.

In this video, we invite you to explore the beautiful historic homes and get acquainted with the various architectural styles in Hollywood Lakes. Historically, the most grandiose homes graced the main boulevard entering a town. Joseph Wesley Young’s own house is located at 1055 Hollywood Boulevard. Built in 1925 this this impressive home was placed in the National Register of Historic Places on August 10, 1989.
Many of the houses built in the 1920’s were designed to capture the southeast breezes from the Atlantic Ocean. Their open porches served as venues for entertainment and conversation as well as crime deterrents. There are many Architectural styles in Hollywood Lakes. We will review 9 of the most common ones, starting with the Mediterranean Revival style.
Mediterranean Revival Style
Mediterranean Revival style is the predominant style of historic homes in Hollywood Lakes’ neighborhood. This style known for its elaborate detailing reflects the architectural influences of the Mediterranean coast.
Mission or Spanish Colonial Style is also widely found on early houses in Hollywood. It was inspired by early mission churches in California but still uses some Mediterranean Revival elements. Flat roofs, stucco exteriors, arched doorways or windows are common features.
Art Deco or Art Moderne
What is the main difference between both? Art Moderne is a horizontal design, emphasizing movement and sleekness. Art Deco emphasizes verticality and stylized, geometric ornamentation. If Art Deco had its roots in France, Art Moderne is decidedly American, dating from the early 1930s and lasting until the 1940s.
Traditional
This style of architecture was popular in the United States from the 1930’s through the 1950’s, frequently featuring low pitched roofs, decorative shutters, front-facing gables, thick chimneys, a simplified façade of brick and stone and a porch roof support. The style is either one or two story. The simplest designed houses are called minimal.
Bermuda
The Bermuda style is a tropical adaptation of the neoclassic or Georgian style found on the British colony of Bermuda. Deeply pitched roofs, shingled or tiled, are either hipped or gabled and provide virtually no overhang. The entrance is frequently enhanced by a curved banister known as “welcoming arms.”
Masonry Vernacular
Due to brick scarcity, builders used clay tile, oolitic limestone or concrete blocks. The Masonry Vernacular houses are symmetrical, with gabled or hipped roofs, featuring composition shingles.
Frame Vernacular
Wood Frame Vernacular builders represent the typical methods of construction used by pioneers in South Florida. It does not adhere to any academic style, instead it uses the builder’s experiences and the available local materials to create a useful and practical building.
Prairie Style
The Prairie Style house is largely credited to Frank Lloyd Wright, one of Americas most innovative and famous architects. Wright's goal in designing this radical new form of architecture was to create organic architecture, an integration of structural and aesthetic beauty and above all, sensitivity to human life.
Mid-Century Moderne
It is only natural to follow the Prairie style with the Mid-Century Moderne. Though inspired by the unprecedented designs of Frank Lloyd Wright and the avant-garde approach of Bauhaus artists, Mid-Century Modern denotes a style of design that was popularized from the 1930s through the 1960s.

Hollywood Lakes Hollywood’s oldest neighborhood, located east of U.S. 1 between Washington and Johnson Streets, is experiencing a rebirth. The neighborhood is desirable, not only for its charming historic houses but also for its pedestrian friendly environment

Young enticed potential homeowners with assurance of open spaces, unobstructed lake views, cool breezes and natural ventilation.
Joseph Young set aside land for parks and open space. Many of these green spaces still exist today. These include Hollywood Golf and Country Club, Young Circle, North and South Lakes and Jefferson Park.

The pedestrians and the cyclists are important element to this traditional historic neighborhood, Hollywood Lakes. Joseph Young enticed potential homeowners with assurance of open spaces, unobstructed lake views, cool breezes and natural ventilation.

In real estate, we often talk about Seller’s market, Buyer’s market and now there is a new category: Coronavirus (COVID-19) Market as we talk most of all about Coronavirus (COVID-19) and how it affects the real estate market.
What is going on in real estate and we will focus on the tremendous efforts made from our federal and local governments, banking institutions, lenders and most of all, from us all- the real estate practitioners, to ensure that the home-buying and home-selling process remains as unaffected as possible by the Coronavirus (COVID-19) pandemic.
If you’re already in the market for a house, all the uncertainty might have you worried about the housing market. Will it suffer a drop similar to Wall Street? Thinking about you a lot lately: our clients, friends and YT subscribers and we want to know what we can be doing to better service you and what information can we provide that might be most helpful to you and your family right now? Our topic today is quite different. Coronavirus – pandemic, how it affects us, what can we do to not just stay healthy and safe, but to maximize these mandatory “down-time”, while practicing social distancing.
As the global outbreak of COVID-19 continues to spread across communities in the United States, public health officials continually refer to social distancing, isolation and quarantine.
While these tactics are necessary during this pandemic outbreak, people may experience feelings such as fear, anxiety, depression or loneliness. Positivity is about having cheerful and uplifting interactions with others. Finding ways to be positive with those we love and care about can bring joy into someone’s otherwise stressful day.
Here are a few tips on how to take care of yourself and stay positive, healthy and connected while social distancing.
- Create a routine. This may help bring order and purpose to daily tasks. Be sure to include activities such as exercise, eating healthy, meditating and other healthy pastimes.vi
- Stay connected virtually. Phone or video call a friend or family member during this social isolation. Having a conversation and staying connected could help relieve sad or anxious feelings.vi
- Get online. Social media sites can make it easy to reconnect with old friends or make new ones. Research has shown that having a lot of friends in your social network may make you feel more supported and could result in less stress
- Learn something new. Find a topic or skill of interest such as painting, baking, building that can be taught by friends and family though video calls.

Selling Your Home - Pricing Your House- Learn about Pricing Strategies
Hollywood home sellers: are you thinking of selling your home? Follow these steps on How to market your house- our most commonly recommended do’s and don’t-s for our sellers in Hollywood.
In this video, we will begin with How to Market Your House- DO’s, as marketing your home for sale is the most important step to ensure successful sale of your home.
1.What is a CMA. This is a real, comparative market analysis to back up your home’s value with a real data, the most important tool to determine the realistic home value of your home and what your home is likely to appraise for. The asking price you set, based on this CMA, will be the foundation for your marketing plan.
2. CMA- Vs AVM- (automated valuation models): Zestimates, online valuations, iBuyers, and all of these algorithm-driven home-flipping companies that bombard you left and right with enticing advertising messages, promising to deliver instantly “your home value”. Are these online home valuations accurate to the actual home value?
3. AVM tool –An AVM tool uses data points and a mathematical model to estimate real estate property value. The biggest problem with using AVMs to determine offers is inaccuracy. AVMs cannot do that a real estate agent and appraiser can.
4. Determining the real value of your home- the steps an appraiser and an experienced agent will take:
- provide details of the condition of the structure
-examine the quality or appeal of the location
-calculate added value from many components: pool, garage, landscaping, significant recent updates and upgrades
-calculate decreased value from damages/dated furnishing
5. Overpricing your home is never a good idea. In fact, this is one of the biggest mistakes a home seller can make.
-much less buyer traffic, or no visits at all.
-he home will sit on the market much longer
-you will be forced to make detrimental price reductions,
and will eventually sell for much less than if it was priced correctly in the beginning,
- the listing will expire, and the fact that the home did not sell, might be perceived as “something must be wrong with this house”.
6. Is there a justifiable way to overprice a house?
When a home is justifiably priced higher than others currently listed or recently sold, your agent needs to do many things that require advanced marketing and technology skills and ample advertising budget. You need to do a few things as well- check our previous video, Selling Your Home- How to Market Your House for more details.
7. If your CMA shows that your house offers nothing special over your neighbors’, you need to price it right.
8. Don’t: Overprice based on sentimentality or an online valuation.
You can’t just pick a number that “feels right” or tell buyers that the internet says your house is worth this much. Some Sellers even hire their own appraiser to support their understanding of the home value.
Unfortunately, this appraisal has little to no value, as it serves completely different purpose. As opposed to an appraiser that the buyer’s Lender will assign who would follow the Lender’s guidelines and arrive at a much different, more conservative value to minimize the risk of the Lender.

How was the residential real estate market, our real estate market in Hollywood Florida? For the most part, still Seller's market for single family homes and cooling of in some areas of the condo market. Despite showing still real estate market to the Seller’s advantage, Seller’s market- there were 181 properties that did not sell and the listings expired. Hollywood FL Real Estate Market for single family homes shows 15% increase in sold single family homes, with median sales price 320,000, inventory decrease of 10% and 50 days- time to contract. Housing Market for Hollywood FL 2019 for condominiums/ townhomes shows 318 condo units sold, an increase of 13,8% compared to the previous year. Median price was 178,250- 3% increase, inventory increased by 1.6% with 62 days time to contract and about 9.5 months of supply in inventory.
The verdict: Seller’s Market for Single Family Homes, Buyer’s Market for Condos

How was the Housing Market for Miami Dade Broward in 2019?
MIAMI — Miami-Dade County total home sales surged double digits in December 2019 thanks to a robust increase in mid-market and $1-million-and-up transactions, according to the MIAMI Association of Realtors (MIAMI) and the Multiple Listing Service (MLS) system.
Miami-Dade County Total Home Sales Jump 16.4%
Miami total home sales increased 16.4%, from 2,083 to 2,424. Miami single-family home sales increased 16%, from 1,012 to 1,174. Miami existing condo transactions jumped 16.7%, from 1,071 to 1,250.
In the luxury Miami-Dade market ($1-million-and-up), Miami single-family homes jumped 35.9% to 106 transactions. Luxury Miami existing condos surged 47.5% to 87 transactions in December 2019.
Eight Consecutive Years of Price Appreciation in Miami
Miami-Dade County single-family home prices increased 7% in December 2019, increasing from $355,000 to $380,000. Miami single-family home prices have risen continuously 8-plus years. Existing condo prices increased 4.3%, from $235,000 to $245,000.
Miami’s Cash Buyers Represent Almost Double the National Figure
Miami cash transactions comprised 33.9% of December 2019 total closed sales, compared to 34.8% last year. Miami cash transactions are almost double the national figure (20%).
The verdict: Seller’s Market for Single Family Homes, Buyer’s Market for Condos

Broward County Residential Sales Single Family Homes
Single family homes priced 700K-1M show strongest seller’s market with an increase by 49.3% and a decrease in inventory 6.4%, also single family homes in Broward, priced 1M-2M are selling very well indicating strong seller’s market 16.3% increase and 7.4% decrease in inventory.
Real estate inventory shortage in a single family homes, close to 30% decrease in the lowest price ranges
Total home sales increased 12.2-to 56.3%, with the highest increase of single family homes 1M-2M
Broward county condominium market:
Condo sales in Broward in the lowest price bracket increased by 1.7% , inventory decreased by 6.2%; condo sales in the category 250K-350K increased by 8.5%, inventory decreased by 5.7%, 350K-500K- increased by 23.9% and condo inventory increased by 6%; best-selling condominiums in Broward in 2019, 700K- 1M with 58% increase, and increase in inventory 6.4% and condos price range 1M-2M, show increase 28.6% and inventory decrease 0.9% - strong seller’s market in this category of condo market in Broward.
Sellers market in 1M-2M price range in Broward County real estate in both categories- single family homes and condo sales .

RESIDENTIAL Real Estate Market in SE Florida
The luxury category is expected to remain extremely soft and could decline as much as 15%. Strong decline in foreign buyers puts pressure on the sale of higher end homes, especially condominiums. The trend: Buyers from the Northeast U.S. continue to show interest thanks to our great climate and the state and local tax deductions. The SALT deduction allows you to deduct up to $10,000 of your state and local property taxes in addition to state income or state sales tax. The domestic demand won’t be strong enough to replace foreign buyers. Domestic buyers NE and CA are concerned about sea level rise and focus instead on new construction with higher elevations. We expect a considerable pull back in pricing in the first six months and possibly continue throughout the rest of the year in Sunny Isles, Downtown Miami and Brickell, with a decline about 15%. What sells: lower-priced homes under $500,000. There is a big demand for more affordable housing in the tri-county area. What sells better in Broward, is the $1 million- to $2 million market. Homes that are over 20 years old, decline in pricing, with an oversupply of big houses. The millennial buyers, representing the biggest buyer pool, are not likely to favor bigger homes because of student debt and because they are deciding to have families later in life.
Commercial Real Estate trends in SE Florida
Office market: The office market is expected to remain healthy. Vacancy rates are at about 12%, expected more leasing activity in Downtown Fort Lauderdale, Brickell and Downtown Miami. Wynwood will emerge as a strong office market in 2020.
Retail
The retail real estate sector is expected to decline 15% with higher vacancy rates as ecommerce continues to take a bite out of brick-and-mortar sales. There were close to 900,000 square feet that were delivered in 2019, plus another 2.6 million square feet planned or under construction.
Industrial Real estate
The industrial market out-performed expectations in 2019 as the absorption of existing big-box warehouses and new construction were stronger than anticipated. The demand continues to be fueled by e-commerce, which now represents about a quarter of all industrial tenants in the market. Vacancy is less than 4 percent and rental rates are expected to increase another 8 percent, continuing the strong momentum into 2020. New warehouse spaces are under construction that total over 2.5 million sq.ft. in Broward, which has the biggest share of new construction out of the 3 counties. Meanwhile in Miami-Dade, demand in some of the county’s most sought-after sub-markets is beginning to cool down.
Multifamily residential apartments
The demand for multi-family apartment buildings continues to be very strong, apartment landlords continue to be in a position to command high rents and enjoy super low vacancy. The challenges are: older and smaller buildings are frequently found to be in violation of city and county new codes, which causes tremendous stress to the owners as they are facing expensive modifications and conversions or, hefty fines if they do not comply. On the other hand, building a new Class A rental property is expected to slow down due to high land acquisition and construction cost, as it will then require pushing rents to unaffordable levels. If rents got too high, the landlords would lose this segment to home sales.
