1) Maintenance is one of our busiest departments.
a) Does your PM Company have a full-time maintenance coordinator? FHPM Certainly does. Many do not.
b) We get the best price due to the amount of business we send to vendors.
c) We get preferential treatment which is needed when an AC goes down or a water leak occurs. Vendors take care of us, because we take care of them.
d) We are local, which is a MUST when working with local handymen and vendors.
e) Many, maybe even most, property management companies who attempt to do business in Pahrump are either located in Las Vegas with no local presence or are located in Vegas with an agent who lives in Pahrump who is forced to wear multiple hats. You must ASK any company you might consider if they have a full-time maintenance coordinator. This will get you the best results and protection for your property.
2) We have full-time department heads to manage over 300 properties to ensure quality work!
a) Our maintenance department is run by a maintenance coordinator. Amanda Higginbotham.
b) Our leasing department is run by our office administrator. Anne Amurao. Anne communicates with future tenants and shepherds them through the leasing and re-leasing process.
c) Our Property Management Department is run by Stacey Parmenter. Stacey is the liaison to the owners. She helps get rental prices set, breaks down financial information, and helps owners determine the best plan to increase the value of their property portfolio.
d) Our accounting department is run by Ratchanee Smith. She makes sure the vendors get paid every Friday to enhance our vendor relations. She also conducts property inspections that help ensure the tenants are taking care of your property.
e) Our Office Manager is Rachelle Smiley. She is the glue that keeps us all pointed in the right direction.
f) Each person and/or dept. specialize in what they do. We believe the “Jack of all Trades” philosophy does NOT serve our investors.
3) Communication is Key! Property Meld is the #1 tool in our arsenal to document communication in our maintenance department.

b) Tenants are now able to enter their own work orders from anywhere 24 hours a day, 7 days a week. No more worries about a tenant calling in a maintenance issue that falls through the cracks because a team member got distracted after taking the call.
c) Once the tenant enters a work order, the Maintenance coordinator assigns a vendor to fix the issue and alerts the owner at the same time.
d) For issues that require owner approval, the owner can submit approval right through the platform, and it is documented as well.
e) Vendors communicate with tenants to schedule repair.
f) Vendors and tenants can upload pictures all throughout the process. Pictures really help.
g) Once vendor completes the job, the tenants is asked to rank their experience. If a poor ranking is given, the maintenance coordinator will follow-up to make sure the job was completed as expected. Follow-up is KEY to any well-run maintenance program.
h) We have an in-house Dashboard to monitor data to ensure we are obtaining RESULTS necessary to care for your property.

a) Our seasoned inspector is Ratchanee Smith
b) Ratchanee conducts inspections during a tenant’s tenancy to make sure your property is being cared for.
