When will mortgage rates come back down? Are Lower Mortgage Rates Coming Soon? Over the last year or so, they’ve acted like Miley Cyrus going from Hanna Montana to the wrecking ball. It’s unlikely Miley will become a sweet country girl again, but fortunately, mortgage rates will come down in the near future. Despite what many people think, the Federal Reserve does NOT control mortgage rates. The main driver of mortgage rates is inflation. In the last report, the Consumer Price Index core inflation reading came in at 5.5%. That’s higher than we wanted & the market reacted negatively. We knew there would be instability, so this doesn’t come as a surprise. The Fed looks at YOY #’s & one of the biggest factors they consider is shelter. Even though shelter has been coming down, it’s lagging in the CPI report which adds a lot of inflationary pressure & makes things look much worse than they really are. If you adjusted this for what’s really happening in shelter cost, the CPI would be 2% lower. It wouldn’t be 5.5% it would be 3.5%. Shelter costs will catch up & when the YOY #’s come in mid-March you will see a drastic decline in mortgage rates likely hitting 5.5% or lower before the end of summer.
