As a land investor, something you’ll probably find quite useful for each property you deal with is drone videos and photography.
While drone photography used to be a novelty back in the early days when drones were first becoming a thing… it’s become common to see among the property photos of a land listing and for good reason.
Drone videos and photography will give you a better look at a property and its surroundings in a way you can’t do any other way than to get pictures from the sky.
Sure, it’s helpful to see the property from the ground. And sure, it’s helpful to see satellite imagery from directly above, but nothing else will give you a more accurate and stunning portrayal of a property as a good set of drone pictures.
It will reveal things that can’t be seen any other way, both from a due diligence standpoint (say, if someone just dumped a bunch of garbage on your property last week, or chopped down all the trees, or if there was a huge landslide last month that wiped out a big portion of the trees, satellite pictures won’t pick this up), and also from a selling standpoint, drone pictures can add a lot of perceived value to a property if they’re done well, and edited the right way.
Can you survive without drone footage? Absolutely. I’ve sold hundreds of properties without it… but could I have sold them faster? Maybe! Could I have spotted potential problems this way? Most definitely!

If you're in the business of “flipping” real estate (i.e., buying undervalued properties and selling them at a significant markup), one issue you'll eventually have to address is how to brand yourself as a buyer and how to brand yourself as a seller.
In a very real way, you'll be wearing two separate hats in this business. On the one hand – you'll be running an acquisition company that buys undervalued assets from highly motivated sellers. On the other hand – you'll also be running a real estate selling platform where you need to showcase these assets in their best light and sell them for much more than you paid.
It's like operating two separate machines that perform completely different duties. Given their inherent differences, it often makes sense to establish two separate brand names for your business in order to perform these roles without confusing your customers.

When I started flipping vacant land properties, I found out pretty quickly that using one SINGLE name as an umbrella for all of my buying and selling activity (sharing the same website, phone number, logo, etc.) left the door open to a lot of unnecessary problems. It was an open invitation for buyers and sellers to see how they got the wrong end of the deal.
For obvious reasons, when I bought a property for $5,000, I didn't want that same seller to check back the next day only to see that I was listing it for $50,000. When you use the same platform to communicate with EVERYONE, you're asking for this kind of trouble.
Of course, there's nothing technically wrong with buying low and selling high, regardless of who sees it… but I'm not here to discuss the ethics behind the business model. I'm here to talk about how a real estate investor can avoid these awkward confrontations by simply structuring their company names so that the buying arm of the business looks like an entirely different company than the selling arm of the same business.

Cheaper strategy to market storage facility
It's easy to overspend on road signs. I initially received quotes for a pylon sign and a monument sign, both illuminated and costing almost $9,000 and $7,500, respectively.
After some consideration and observing other storage facilities, I realized I didn't need an extravagant sign. All it needed to do was look decent, display our contact info, website, QR code, and logo. Simple does the job. 🚀

In the final stage of developing this self-storage facility, there were a lot of finishing touches to take care of. Namely, the asphalt, erosion management, parking lot, fence, gate, and all the other odds and ends that went along with those things. It took us the entire summer to get things wrapped up, but it was a fun journey, and I learned a lot of lessons. It was quite satisfying to see the project come together!

Paying over $10k for Security Camera System
When considering security camera systems, I found a significant price discrepancy. Local companies were quoting prices of $25,000 and above for the setup we needed, which seemed quite steep.
Fortunately, through a Facebook group, I connected with a provider from New Jersey who offered a more reasonable quote of around $10,500. This package included the installation of 21 high-resolution 4K LTS cameras, with the ability to access live camera feeds or view playback from our phones. The system is not entirely wireless, as there are power cables for each building, but it does use Wi-Fi to transmit feeds to a hub in each building, which then relays the data back to the central storage and monitoring hub. 📷💻

The cable company's wire relocation was a nightmare, requiring 22 phone calls and even a lawyer's threatening letter. Surprisingly, they didn't charge us, but the saga continued with another wire from the local school costing us nearly $10,000. In the end, after five months and $22,000, the poles were moved. Hindsight suggests working around them might have been wiser. 😓

Today, I’m talking with a recent acquaintance named Jeremy Resmer.
Jeremy Resmer contacted me recently because he's been using a new marketing tactic to find motivated sellers with TV ads.
Not long ago, I talked with another land investor named Larry Jarnigo, who has also tried this out and has seen pretty decent results with it. But Larry was doing this for more of a conventional TV medium, where the commercials appear on network television and are aired as 30-second TV spots.
Jeremy’s approach is a bit different. He created and tested it for 12 months and went from doing 48 to 86 deals without changing anything in their marketing for those 12 months, so there's pretty strong evidence that it has made a notable improvement. Jeremy's current focus is on houses, but as we’ve seen with everything else house wholesalers do, this kind of thing can just as well be used for land.
