Year End Home Price Forecasts from the Experts

Home prices are one of the top things I’m getting questions about right now.
And, that’s because people heard they were going to crash this year.
I know the headlines were scary, but prices didn’t crash.
It just didn’t happen.
To help put your mind at ease, take a look at this.
This graph shows six year-end expert forecasts for home prices this year.
Here’s what I see.
The overall projection is that prices are actually going to be positive for twenty-twenty-three.
Sure, one organization is saying prices will end the year slightly down.
But the key word there is slightly.
A zero-point-four-percent drop is definitely not a crash.
Don’t get stuck on the one red bar.
Focus on how many green bars there are.
All the other experts shown here are forecasting prices will net positive.
So don’t believe everything you’re hearing.

Cedar Park & Leander TX Home Price Appreciation Is Normalizing

Want to know what’s really happening with home prices in Cedar Park & Leander TX?
Spoiler alert: they’re not falling.
Price growth is just returning to more normal levels.
Stick with me and I’ll explain.
Here’s the forty-nine-year average for home price movement, in blue, stacked against what’s happened this year, in green.
If you look only at the blue bars, you’ll see what usually happens with prices.
Generally, price growth starts off slow at the beginning of the year.
It really ramps up during the spring homebuying season. And then it cools off in the second half of the year. This is typical seasonality.
Now, take a look at the green bars – that’s all the data we have so far for this year.
With the exception of January, we’ve started to fall more in line with what’s normal for price growth in the housing market.
And that’s a good thing.

Today's Foreclosure Volume In Cedar Park & Leander TX Is Nothing Like 2008
@martykelly100 talks about foreclosures and how they are not negatively affecting today's market.
You might’ve heard about an increase in foreclosures in the news lately. And that may have you worried we’re headed for a housing crash like we saw back in two-thousand-and-eight.
But things are different this time.
Let me break it down for you.
This graph shows the number of foreclosure filings is near an all-time low, even with a slight increase over the last year.
When the housing market crashed back in two-thousand-and-eight, there was an oversupply of homes for sale. Part of that oversupply came from foreclosures. You can see that increase in foreclosures if you look at the peak in this graph.
But today, the number of foreclosure filings is low by comparison. The only time when foreclosures were significantly lower than this year was during the foreclosure moratorium that happened during the pandemic. That’s the white bars on the graph.
With the moratorium now over, we’re seeing an expected rise in foreclosures today.
But even with that, there are fewer homes in foreclosure than usual and much fewer than there were during the housing crash.
Data shows this isn’t a repeat of two-thousand-and-eight. Most homeowners even have enough equity to sell and avoid foreclosure this time. If you have questions, let’s connect.

The big takeaway?
No matter what you’re hearing in the news, the most recent numbers tell us home prices aren’t falling anymore.

According to CoreLogic,
the average U.S. homeowner now has more than two-hundred-and-seventy-four-thousand dollars in equity –

And, nationally, prices are back on the rise today.

Today's Housing Inventory Shows The Leander TX Market Is Not Headed For A Crash
@martykelly100 talks about the how headlines are misleading new buyers and sellers into thinking that we are headed for a second 2008 crash.
If you remember the two-thousand-and-eight housing crash, recent negative headlines may have you worried we’re headed for a repeat of what happened back then.
But things are different now partly because there are so few homes for sale.
Let’s look at the data.
This graph shows the average annual inventory of homes for sale.
Based on the latest numbers, shown in green, current inventory is up compared to the last three years.
But as you can see, it’s up compared to when inventory was at an all-time low.
We’re still far lower than the norm.
And, if you look back at two-thousand-and-eight,
shown in red,
the number of homes for sale today is less than a third of what it was back then.
So, what does this mean?
Well, today’s inventory situation is nothing like last time.
There just aren’t enough homes to go around today which is keeping upward pressure on home prices.
That’s why inventory tells us the housing market isn’t headed for a crash.

Experts Raise Their 2023 Home Price Forecasts
@martykelly100 talks about what experts are currently forecasting about home prices.
No matter where you get your news, I’m willing to bet you’ve heard someone say home prices would fall this year.
That’s because negative news sells – and it spreads fast.
But prices didn’t crash.
And I’ve got the data to prove it.
But don’t just take my word for it.
Even the experts recognize they got it wrong.
This chart shows the 2023 year-end home price forecasts from seven expert organizations.
It includes both the original 2023 forecast they released late last year, and the latest revision that’s available.
Here’s what I notice when I look at it.
All of their original forecasts said prices were going to fall.
Those are the ones in red.
But look at their current forecasts.
You don’t see any red, do you?
That’s because none of them still think prices will fall.
They all say, that by year-end, prices are going to net flat or show positive growth.
That’s a pretty significant change.
What this tells me is, that prices were a lot more resilient than they originally expected, and that’s great news.

How Inflation Impacts Mortgage Rates

I know mortgage rates are top of mind right now.
And one of the big questions buyers want to know is:
when are rates going back down?
Here’s the thing.
Forecasting mortgage rates is hard.
So, I can’t promise what’s going to happen.
But here’s some data I can share on how this typically goes.
Historically, there’s a tie between inflation and the 30-year fixed mortgage rate. This chart breaks it down. It shows how the thirty-year fixed mortgage rate follows behind inflation.
The blue line represents inflation. As you can see with the arrows on the left, when inflation goes up, the green line, which is the mortgage rates, follows but on a delay. When the blue line goes back down, the green line does too, a little later.
Now, look all the way to the right.
That’s what’s happening today. The blue inflation line has come down, but the green mortgage rates line hasn’t followed yet.
But, here’s my advice for you. Don’t try to time the market.
No one knows exactly what’s going to happen or when.
Just make sure you have a team of real estate professionals by your side as you plan your move.

Why Today Is A Sweet Spot For Sellers

I know a lot of you heard about the intense level of competition and the bidding wars we saw in the housing market over the last few years.
While that peak is behind us, it doesn’t mean you’ve missed your chance to sell.
And that’s because housing inventory is still so low.
This graph gives us a way to see the trend in the supply of homes for sale using a metric called active listings.
Basically, that’s how many homes are on the market at a time.
So, what does it show us?
The blue bars represent more normal years in the housing market. The last couple of years aren’t in here because those were truly abnormal years that would be an unfair comparison.
The orange is this year. You can see from the orange, we’re still lagging way behind the level of inventory we’d see in more normal years. When supply is so low, your house is going to be in the spotlight. That’s why sellers are seeing their homes sell a little faster and getting more offers right now.

Lending Standards Have Changed Since The Crash in 2008
@martykelly100 talks about lending standards and how they indicate that today's market is stable.
If you’re worried about a potential housing crash, it’s important to realize the current housing market isn’t like it was back in two-thousand-and-eight. One of the easiest ways to see the difference is by looking at lending standards.
There's a tool we have in the real estate industry called the Mortgage Credit Availability Index. It's like a thermometer for how easy or difficult it is to secure a mortgage. When lending standards are less strict and it’s easier to get a mortgage, the index goes up.
And as you can see from this graph, lending standards are still under control.
Leading up to the housing crash, the index shot up over eight-hundred-and-fifty. Lending standards were loose, mortgages were easy to get, and the risk that people wouldn’t be able to pay back their loans was really high.
But fast-forward to today, and the index has gone down to ninety-six-point-five. Lenders are now more cautious, loans are given to those who can actually repay them, and both lenders and borrowers are exposed to far less risk.
In short, we’re nowhere near the extreme lending practices that contributed to the crash.
