Fed is supposed to provide price stability/inflation and maintain sustainable employment levels. Their rates influence short term interest rates but they also buy/sell treasuries and MBS. Recently the Fed chairman said, "The American economy remains strong, and Treasury securities are the world’s pre-eminent safe and liquid asset." He said this after the Fed stopped raising rates in November. Markets are convinced it's done hiking and speculate he will cut rates next year. Currently Fed funds rates at a 22 year high!
o Mortgage rates will not go back to 3% – we’ll be lucky if we get back to 5,” per NAR chief economist Lawrence Yun.
o Mortgage apps have gone up 2.8% over the last week. Slow recovery according to Redfin economist and thinks rates have likely peaked.
o Redfin Chief economist mentioned Nepo homebuyers due to affordability so they rely on family for help on the down. Don’t have enough to put money down, you’ll have a high monthly payment. Cash gifts are huge advantages.40% under 30 receive gifts or inheritance.
o New Zillow forecast has a sharp down revision. Lance Lambert tweeted- predicts US prices, measured by ZHVI, will fall -0.1% over the next 12 months. It was only 3 months ago, Zillow issued a bold 6.5% call.
o Orange- inventory up 1.1% in oct but year to yeara down -35.5%; SD 8.6% and year ago still down -31%, Los angeles +7% and yr ago-19%. Miami-Dade county up 7.3% and year ago still up 2.5%
o Moodys went negative. National fiscal strength in the government has fallen due to all the debt so they expect Congress not to be able to do anything until 2025. Down grade for next 18-24 months

Dr. Beracha’s additional comments, ““When I teach real estate, we never look at county appraisals as reliable guidance for what the property’s worth. We always do a market analysis. There are a couple factors that appraisers don’t consider that lead them to undervalue a property like Mar-a-Lago, which Trump purchased in 1985. The more unique the property is and the longer it is owned by the current owner, the higher the likelihood that the gap between what it’s actually worth and what the county says it’s worth is large. Deed restrictions can hurt a property’s value. Why are we covering these topics on Full Count? The attorney general alleges Trump inflated the value of his assets like his Mar-a-Lago Estate in which the judge says the estate is inflated by 2,300% (Judge and AG are using the Palm Beach County assessor's appraisal price value vs the market value), which is just wrong.

NY Attorney General Letitia James is suing Trump through a civil lawsuit for inflating his (real estate) assets. Says he defrauded lenders, insurers, and others by lying about his wealth for the purpose of seeking favorable loan terms and insurance costs. The judge has sided with the AG saying there’s evidence Trump fraudulently inflated his net worth.
Trump and his attorney’s claim that the lawsuit has no standing because the entities Trump supposedly defrauded have never complained about their dealings to anyone and in fact have profited from working with him, and if this did have any standing the allegations are barred by statute of limitations (deadline for filing a lawsuit) and had asked the judge to throw out the case, arguing that there wasn’t any evidence the public was harmed.
Eli Beracha (instagram- https://www.instagram.com/dreliberacha/) , a professor and hedge fund owner, was quoted in “The Sun, New York” article about this topic where he said, “Appraisal values and market values are just not the same thing. It’s a well-known fact. That’s especially true for properties that are unique, and that’s very easy to argue this is a unique property. It is not the job of the county appraiser to assess value. If it was, we wouldn’t need Zillow.” End quote and may I also add, real estate agents among other technologies. “County officials like the ones in Palm Beach County that Judge Engoron cites, merely perform drive by appraisals that are used to assess taxes, not total value.”
- An appraisal that should be considered is by an actual real estate licensed appraiser that looks at comps in the area to determine the home’s actual value. An assessment is a measure of value that indicate how the property will be taxed by the state and local government. In addition, there would need to be a business broker of some sort or some type of entity to evaluate the value of the Mar-a-Lago private club business and the brand behind it which requires a whole other variety of variables besides looking at the financial statements.
